Greetings!
Welcome to Dale Warfel’s November 2009 Newsletter.
We have had some interesting times the past 2 months. Right after the Labor Day weekend in September, Mimi's mother fell in her back yard, injuring herself and requiring hospitalization. Mimi headed out of town to help advocate for her while her mother was in the hospital. Her mother was released from the hospital almost 3 weeks later, and has been at her home recuperating since. Mimi, her brother and father have all been providing care, along with a variety of health care professionals. Mimi and I have been lucky to see each other a couple days a week during this time, with the notable exception of a 3 day mini vacation to South Lake Tahoe in mid-October. We are hoping that her mom gets well soon.
As some of you my know, we have been in the process of trying to adopt a child through Santa Clara County Social Services. We got a call last week from our social worker, who let us know they they have found a possible match. We are planning to meet with the social worker next week and will learn more at that time. We are very excited about the news but are being cautiously optimistic at the outcome.
I will update you on both of these items in my next e-mail. Please keep us and Mimi's mother and family in your thoughts and prayers.

Market Update
The median price for single-family, re-sale homes rose 5.3% month-over-month, and was up 9.6% compared to last October. This is the first time since January 2008 the median price has been higher than the year before.
Sales of single-family, re-sale homes declined 3.7% last month compared to September. Year-over-year, sales were up 17.4%. October was the sixteenth month in a row that sales were higher than the year before. Year-to-date, home sales are up 20.2%.
Condo sales were up last month, rising 10% from September, and up 36.1% year-over-year. Year-to-date, condo sales are up 20.0%.
The median price for condos rose 3.9% from the month before, but was down 6.7% year-over-year.
Inventory continues to decline with the supply of homes down 7.2% from September, and off 64.4% year-over-year. Condo inventory dropped 9.2%, off 65.9% compared to last October.
Our days of inventory indicator for single-family homes shed one day, sending the indicator to 69 days. The indicator for condos fell six days to 69.
Pending sales, an indicator of what's going to happen in the next month or two, rose 3% from September, and were up 113.4% year-over-year.

Greetings!
Welcome to Dale Warfel’s September 2009 Newsletter.
Personal News:
Johnny's Cub Scout Pack had their first overnight campout at Mount Madonna park. We had never been to this park before, and had a wonderful time. I was the activity leader to collect rocks which were later decorated and painted. The highlight was the Saturday night BBQ and campfire activities. There was a lot of singing, and of course, toasted marshmallows and Smores galore! After all of that, Mimi, Johnny and I squeezed into our tent. Mimi and I were on a full-sized Aerobed mattress, with Johnny sleeping next to us in his sleeping bag, until he started getting cold and jumped in between us on the mattress. Mimi and I didn't get much sleep after that point, but at least Johnny warmed right up and slept like a log. Thank goodness it wasn't for 2 nights. I don't think our backs could have handled it!
Also, Mimi and I recently attended my 30 year high school reunion from Saratoga High School, which was held at the Los Gatos Opera House. I had a chance to reconnect with long lost friends, some of whom had relocated half way around the world. I have to say that we all look pretty good!

I just got back from a 2-day short sale training class in Rancho Cucamonga, where I completed studies for and earned the Pre-Foreclosure Specialist Certification (PSC). As the practice of listing and selling short sales is evolving rapidly, ongoing training is required to ensure that I will always offer the highest level of service and care to my clients. Topics included setting seller expectations, evaluating the probability of short sale success, working with loss mitigation, short sale ramifications, effective short sale negotiating strategies, short sale best practices, and more.

Market Update
The median price for single-family, re-sale homes rose 8.1% in July compared to June, and it is now at its highest level since last September. Year-over-year, the median price was off 15.6% The average price gained 3.7%, month-over-month. It has risen eight months in a row. Year-over-year, the average price was off 18%.
Home sales increased, year-over-year, by 25% in July. This is the thirteenth month in a row homes sales have been up compared to the year before. Year-to-date, home sales are up 25.3%.
Inventory continued falling in July, and it is now off 57.8% year-over-year. Pending sales, which is a leading indicator, was up 30.2% compared to last July.
The sales price to list price ratio for homes rose 0.22 of a point to 97.83%.
Condo sales rose 4.8% from June, and were up 16.9% year-over-year.
The median price for condos fell 4.4% from June, and it was off 29.3% compared to last July. The average price fell 3.9%, month-over-month, and was down 26.2% compared to July 2008.
Condo inventory was down 59.1% year-over-year, while pending sales were up 42.9%.
The sales price to list price ratio for condos rose .62% to 98.53%.

Greetings!
Welcome to Dale Warfel’s August 2009 Newsletter.
Personal News:
We have been having a wonderful summer. Johnny completed his first season on our community swim team. Unfortunately, he missed a lot of the swim meets do to illness or vacation plans. He is already planning to compete again next season. Mimi and I celebrated our 20 year wedding anniversary in June; how time has flown by. In July, we took a 7-day trip down to San Diego, driving down Hwy 101, stopping in Avila Beach, Santa Barbara and Chino, before arriving in San Diego to attend a family friend's wedding. While in San Diego, we toured the San Diego Zoo (Wow!!) and spent some time at the beach. I got to play a little golf and just relax. Johnny joined the Cub Scouts and has already gone on his first nature walk. Mimi volunteered to be Den Mother, and is excited to work with the kids and watch them grow.

Our office has had record activity over the past 2 months, in numbers of listings, and written sales contracts. We are starting to see multiple offers on many of the lower priced properties. Short sales are getting more attention from buyers as buyers seem to be getting the fact that those properties offer some of the best opportunities to save money on the purchase. The press is starting to report the changes in the market, which is adding to the positive attitude about the market. With interest rates being as low as they are, buyers should seriously consider the possibility of making their move now rather than waiting.

Market Update
Home sales increased, year-over-year, by 21.5% in June. This is the twelfth month in a row homes sales have been up compared to the year before. The 1,189 homes sold were the most since June 2006 when 1,192 homes were sold also. Year-to-date, home sales are up 25.4%.
The median price for single-family, re-sale homes jumped back over $500,000 for the first time since last December, gaining 12.1% in June from May. Year-over-year, the median price was off 24.5% The average price gained 6.5%, month-over-month, but was off 24.1% compared to June 2008.
Inventory dropped to its lowest level since January 2007. It was down 56% year-over-year.
Pending sales, which is a leading indicator, was up 32.2% compared to last June.
The sales price to list price ratio for homes rose 0.15 of a point to 97.61%.
Condo sales rose 13.4% from May, and were up 33.3% year-over-year.
The median price for condos rose 12.7% from May, but it was off 23.2% compared to last June. The average price gained 7.4%, month-over-month, but was down 26.2% compared to June 2008.
Condo inventory was down 55.7% year-over-year, while pending sales were up 28.2%.
The sales price to list price ratio for condos rose almost 0.8 of a point to 97.9%.

Greetings!
Welcome to Dale Warfel’s May 2009 Newsletter.
Personal News:
There has been quite a bit going on here at home. Johnny has joined the 'Sea Otters' which is a swim team for our community swim and racquet club. He goes swimming every weekday afternoon for 1 hour. Johnny is learning how to swim freestyle, backstroke, breathe properly, and more. He has done so well and seems to advance his skill level and confidence with each passing day. Mimi and I are so proud of him. The first swim meet will be in a few weeks. Johnny wants to swim like Michael Phelps.
Johnny also just celebrated his 6th birthday with a party. We had 14 kids at our place with 3 adults supervising. Mimi did an incredible job organizing the entire event. When the party was over, we were all done for! One of Mimi's friend's kids outgrew their bunk beds, so they offered it to Johnny. He now has a bunk bed instead of his queen sized bed, and can't wait to have buddies over for sleep-overs.
Professional News:
Our office has had record activity over the past 2 months, in numbers of listings, and written sales contracts. We are starting to see multiple offers on many of the lower priced properties. Short sales are getting more attention from buyers as buyers seem to be getting the fact that those properties offer some of the best opportunities to save money on the purchase. The press is starting to report the changes in the market, which is adding to the positive attitude about the market. With interest rates being as low as they are, buyers should seriously consider the possibility of making their move now rather than waiting.

Market Update
Sales of single-family, re-sale homes rose 10.3% last month compared to March. Year-over-year, sales were off 33.5%. Year-to-date, home sales are off 37.8%.
The median price for homes dropped 4.1% month-over-month, and was off 9.9% compared to last April. Nevertheless, we're hearing reports that well-priced homes in the best neighborhoods are receiving multiple offers.
Condo sales were also up last month, rising 12% from March, but off 45.6% year-over-year.
The median price for condos dropped 5.2% from the month before, and was down 9.4% year-over-year.
Inventory continues to increase with the supply of homes up 7.8% from March, and up 28.1% year-over-year. Condo inventory gained 8.3%, up 20% compared to last April.
The sales price to list price ratio fell slightly to 96.78% for homes. The ratio for condos fell to 96.11%.
Days on market fell six days to 49 for homes. Days on market for condos rose five days to 57 days.
Our days of inventory indicator for single-family homes continued downward on the increase in sales, shedding 7 days, sending the indicator to 298 days. The indicator for condos fell ten days to 291.

Personal News:
We've each had our turn at fighting off a cold this past month. Mimi and I both lost our voice for a couple days (luckily not at the same time). Johnny got over it pretty fast, but us old folks took a little longer! Our cat Sneakers continues to slowly expand his comfort zone. He is now going into the neighbors yard and longs to go outdoors. When he finally wants to come in, it's for food and to sleep in one of our laps. He also loves water, playing in Sasha's water bowl, or chasing the water stream when Mimi is watering the potted plants with the hose. He also wants to get in the bath with Johnny. Once he gets wet, he jumps out, shakes off, then tries to get back in again.

Market Update
Home sales increased, year-over-year, by 59.1% in January. This is the seventh month in a row homes sales have been up compared to the year before. The 59.1% was also the largest increase in the past seven months.
Sales continue to be concentrated in the lower-priced cities such as San Jose where year-over-year sales were up 108.2%, and Gilroy where sales were up 269.2%.
The median price for single-family, re-sale homes dropped 12.4% from December, and was off 39.6% year-over-year. The average price fell 13.7%, month-over-month, and was down 43.5% compared to January 2008.
There was some good news with inventory, which was down 19.4% year-over-year.
The sales price to list price ratio fell 0.07 of a point to 97.21%.
Condo sales were down 29.3% from December, but managed to eke out a 2.8% increase compared to last January.
The median price for condos was also down sharply last month, dropping 12.7% from December, and it was off 43.7% compared to last January. The average price fell 15.1%, month-over-month, and was down 40.7% compared to January 2008.
Condo inventory was down 14.5% year-over-year.

Greetings!
Welcome to Dale Warfel’s January 2009 Newsletter.
Personal News:
Things have been a blast at home since our new cat Sneakers arrived. Johnny absolutely loves the cat, and the cat tolerates Johnny picking him up and carrying him everywhere (except to bed!). Now that the holidays are over, we are back to life as usual, more or less. Johnny went to a Tae Kwon Do studio for a party for one of his school buddies, got to break a board, and now wants karate lessons! We'll see about that one.
Professional News:
Short sales are continuing to offer me an opportunity to improve my negotiating skills while helping my clients avoid foreclosure. Though the process can be challenging at times, it is so worth the effort to get the approval from the lenders and to give the good news to my clients. Last week, we received lender approval on two of my short sale listings. The seller's lender must approve all short sales, as they are having to accept a less than full payoff for those loans, typically due to either property devaluation, financial hardship on the part of the seller, or a combination of the two. If buyers are patient, they can get some great deals on a short sale purchase. As a Certified Short Sale Professional, I have the tools to work with the banks to get these deals through. If you know of someone who may be in this situation, please contact me and give me their information. I may be able to help them avoid foreclosure.

Market Update
Although sales of single-family, re-sale homes were down 1.2% for the year, there was a lot of momentum in the second half of the year.
Home sales increased, year-over-year, in the last six months of 2008. Momentum that should carry over into 2009.
Prices took a hit last year but should start bottoming out in the first half of this year.
For the month of December, sales of single-family, re-sale homes in Santa Clara County were up 38.8% compared to last year. Month-over-month, sales were up 6.8%. Sales continue to be concentrated in the lower-priced cities such as San Jose where year-over-year sales were up 80.6%, and Gilroy where sales were up 186.7%. It’s interesting to note that sales in Palo Alto, a very high priced area, were up 100%.
Prices actually showed some improvement in December. The median price was down a paltry 0.2% from November, and off 36.3% year-over-year. The average price actually rose for the first time in fifteen months, gaining 3.6% month-over-month, down 34% compared to last December.
Inventory crept upward last month, rising 1.9% from November, and up 11.5% compared to December 2007.
The sales price to list price ratio rose 0.1 of a point to 98.9%.
Condo sales rose for the second month in a row, gaining 9.5% from November, and, surprisingly, were up 1% year-over-year.
The median price for condos was flat month-over-month, but was off 38% compared to last December.
